The Bak'a Garden Apartment Complex is a luxury housing project, situated in the heart of the historic Bak'a neighborhood in Jerusalem. The development is designed in accordance with the zoning requirements of the area, which places great emphasis on the preservation of traditional architectural elements, along with the incorporation of classic layouts of traditional town-house units with private gardens and luxury penthouse units.
1. Electrical and Plumbing Fixtures:
a. Under-tile heating system with control panel enabling separate heat adjustment in each room or, heating, by gas-fueled boiler and aluminum radiators.
b. Electrical outlets: telephone and TV in each room; light and wall sockets as in individual plans, approximately 100.

2. Flooring, Walls and Wall Tiles:
a. Jerusalem stone (Bir Zeit or Slaib) with insulation.
b. Floor tiles as from selection offered by contractor: porcelain, granite or parquet; retail price: NIS 240 per square meter. Wall tiles: NIS 150 per meter. Client is entitled to choose own flooring and receive credit as per attached credit list; contractor will do work, including marble, at no extra charge. Also, no extra charge for laying tiles diagonally or in patterns or small tiles. Bathroom tiles up to ceiling, if requested.
c. Walls finished with plaster, or plaster-board walls, and painted with Superkril 2000 color of ceiling and walls as per client’s choice.

3. Sanitary fittings:
a. Faucets: Grohe line or similar. Faucet in kitchen sinks with pull-out shower. Faucet in bathroom: Interputz mixer.
b. Toilet bolted to wall, with hidden water tank.
c. Vanity with marble countertop and built-in sink.
d. Decorative sink for Netilat Yadayim.
e. Baths made of acrylic material; Jacuzzi in master bathroom and shower with glass door enclosure.
f. Kitchen sinks: double or two single high-grade stainless steel or siliquartz.

4. Carpentry
a. Kitchen: up to $15,000 from Regba, Aredoline or similar quality, with corner unit, unit for built-in oven and microwave. Wide drawers and glass fronts on upper cupboards (vitrina). Finish: wood veneer or Formica. Working surface: Caesar marble (Even Keisarya) as required size, including lip (Kant) and openings for sinks.
b. Doors: Plexboard fill; lintels and doors in natural wood veneer with choice of color.
c. Front door: Rav Bariach safety door; special design from selection offered.
d. Safety Room door (Mamad) will fit into nook, enabling the installation of a wooden door.
